I'd agree @Marcus Auerbach RE investment is safer to store money than it is to make money in the current environment.

I Would reach out to Brenna Carles with The Mortgage Shop and talk to her about DSCR. 

It's a fairly easy site to use and they have an extension on the retailer's site making shopping more convenient.
