Well since I last checked, you guys @Chris Martin and @Brent Coombs and @Adam Christopher and @Justin R. and Thomas S. have been contributing nicely to this Dead Equity issue.

IE little to no EM  long closes.. subject to partners approval  NO REAL POF.. cream rises to the top  !!!!

An active Dealflow will help make you more efficient at vetting the crap from the cream. 

All of the amenities, etc. for owners (waterpark, pools, parks, bike trails, tubing hill, rock climbing walls), plus The Village at Sunriver (restaurants, coffee shops, breweries, ice cream/candy, quaint shops , kids entertainment areas, and recreation rentals, are all geared towards STR guests. 

I'm not naive enough to think it's all peaches and cream and always will be but, with good screening and common sense, it's been a great experience. 

Not all peaches and cream in Maplewood but there are a lot of +'s.

Still not too shabby.And then do the what I think may be the standard (on my talks with Property Managers in Chicago) of 1 month rent to move someone in assuming 100% turnover shave off another $4925 and you are getting thin again!

If it does, what is the realistic amount I could expect to shave off of the interest rate and what amount of gold would I have to put down in order to shave off the aforementioned points worth of interest?
