You can use this to roll a lot of the closing costs into your mortgage.

Bragg, the largest active military base in the world.)Here are the basics:- 32 units: all are 2-story townhomes in six separate buildings- all are 2 bedrooms, 1.5 baths, approx. 960 sqft- most rent for $550/month, but 14 are vacant- list price: $895,000- I have a copy of the rent roll I can email anyone if that's helpful.As a residential broker and newbie investor, I would love to analyze this deal, but anything above the 4-unit CMA scale is outside of my expertise.

The brokerage can give you the tools but it is not a magic wand to make the money roll in.90% of new agents fail the first year and leave the business.  

You need to send a notice the cease than a notice to quit prior to filing the judgment for possession I believe but am not 100% sure.

You have to submit an Operating statement for the past two full years and Year to date, Rent Rolls, Copies of leases, a letter of experience for property management, and a history of capital improvements for the past 3 years.  

Also, I am considering to do a hard money loan vs a conventional loan for this property and roll over to a traditional loan to occupy this property to minimize cost during any of the rehabbing.

With this being said, we dropped 10k and punted today hopefully that offer will roll in-in the next few days or week.
