For a general overview on finances, i would think there could be beneficial meetups in the area he can attend, like minded individuals will change thinking... which is critical!

Hi @Charlie MacPherson, I don't have a specific private money strategy for you, though I would counsel that once you have a decent proposal/informal deal idea worked out, the next most critical piece will be getting a sit down conversation with yourself, your client, and your client's bankruptcy attorney.

I encourage input and direct but constructive criticism of the deals I've been purchasing in this hot, maybe top or near-top of the market-cycle. 

My day to day job is as a critical facility engineer for a data center, with my specialty being HVAC and commercial electrical. 

So I wonder if id be able to get a tenant interested in paying that much for that’s many rooms. 2) I will be living in a unit so will be in close proximity and should be able to keep a close eye on them. 3) i don’t think The college students will be as critical on the looks of the property when I rent it out.Thanks everyone for the input!

I have talked about the importance of screening before, and it’s critical to screen diligently so you get tenants that will pay each month.
