Once the 2040 comp plan is passed and they begin working on the zoning change for ADU's, I will have my architect draw up a rendering/schematic lthat can be somewhat universal and start the process.

They are also often allowed to actively manage assets, i.e. not leaving a stock portfolio with Enron even though that's where it was originally left, because the asset would be rendered worthless. 

I walked a couple of investors a few weeks ago when I started to try to penetrate the residential market, there are three issues that I encountered, 1) most of them don't know what they want, not even a floor plan with scope of work, which renders the bids from us contractors like comparing an orange, an apple and a rotten grape. 2) They want the best contractor with the cheapest price, the best quality and to be done yesterday.

Part of what we do is around the time the frames go up we put up a sign outside of the rendering and a number to call.

And I hope someone will challenge this in court to render it a non-issue in the future.

Ya well.. not good but not the end of the world and it sure trains you to not do it again.Heck with asbesto's rules and lead paint that renders half of the mid west at Zero value LOL.. cost more to demo than the house is worth or property.

Regarding family, um, does your brother plan to pay rent, and if so are you emotionally willing to evict him if he stops paying or fails to render the level of service you want?
