To increase that chance I may spend another $20-30k on top of the $50k to put into the property to minimize maintenance in the long run, perhaps upgrade to a new gas heating system, new roofing, maybe some new plumbing to pex lines, refresh the apartments by painting and new flooring.

Updated and refreshed the ADU (new paint, flooring mostly plus reconfigured by removing coat closet and pantry (not needed for a STR) which created larger bathroom and better flow.

I had the time and inclination to keep flyer boxes full, refresh the craigslist ad weekly, put signage out at cross streets on the weekend and keep the place in show condition.
