HOW DO I KNOW IF THIS IS A GOOD DEAL?

I am currently looking to acquire my first rental property. The ask is 180k and ARV is 235k. rent is pulling in 2k for the area and it's in a good location. How do I know if I'm getting a good deal or not and what questions should I be asking?

minimal repairs15k DIY maybe, paint, refresh the bathroom, comes with washer dryer, fridge and stovetop.
