The reports I have seen have been very good quality and very detailed.I especially like looking at the the aerial pictures over 60 years to show how the a property changes over time going from raw land to developed product to a change to a different product etc.Some might find things like that boring but if you love real estate it is fun.

(I wasn't involved with the deal).The developer is a big national home builder.They were trying to sell the raw commercial and residential (mixed use) land off for a reduced price.They would then show a loss on paper to the IRS to pay less taxes that year but wanted a buy back provision for the best parts once it was developed.Creative idea but no buyers were stupid enough to take it.The land sits undeveloped now for the last 3 years.

The notable exception is with new(er) construction apartments that have lots of amenities, but those tend to be in different areas as it is due to growth patterns and available raw land for development There are of course other factors such as proximity to transportation, shopping, schools, etc., that can add or subtract from the rent.

That's why I embraced properties instead of land.Sorry for the long post, I've been trying to buy raw farmland for years with no luck.
