.)- Average days on market- Absorption rate- Historical data on rents and sale prices in the area- Population growth- Main economic drivers (industries, individual companies, etc.)- Crime stats... if you know specific zip codes/submarkets that you'd like to target, the best data will come from local precincts. - and more..I'd recommend remaining active not only here on BiggerPockets, but in other valuable RE investment networks that you can find - i.e. local meetups (meetup.com, eventbrite, BP local events). 

@Mike Donovan I would recommend finding a local insurance broker to get the best rate to fit your needs.  

Our online court records in CT are now automatically dropping tenants' evictions fro the record after 3 yrs, or even less. 

Probably need a full time manager, but not really big enough to do that unless the rates are super luxury I would think. 

I would say anyone who has done 5 flips is experienced and that success rate should be closer to 90% and up.

The program stipulates that you MUST stay in the home 5 years or you lose a pro rated portion of that 8k.

Mind you, with mortgage interest rates in the US being so much higher now (and seemingly for the foreseeable future), I wouldn't be surprised if LTRs in Europe would cash flow better than in the whole US nowadays (to be verified).This being said, I don't and would never invest in LT rentals outside of North America  as I wouldn't want to face unfavourable landlord/tenant laws as a foreigner.
