No one source is perfect, but like in finding property values without MLS access you can put together pieces of the puzzle to help you "zero in" on the market rents.I have no affiliation with any of those mentioned above, just my own personal use/experience.

The only puzzle I don't really understand is what the "7" multiplier is about.

You are missing a lot of pieces to the puzzle:- the 120k list price is irrelevant to the bank.  

Networking and/or partnering could give you the missing pieces of the puzzle.

This is just another piece of the giant puzzle I'm trying to put together.

Now looking at the rest of the details, I can see where it could have turned into a hot mess, and you're both probably lucky it didn't come together, just way too many parts to the puzzle. 

The other pieces of the puzzle will come togther once you have a deal. 

My goal here is to work as a resource for any members who would like to use me and hopefully (self-serving here) get a better understanding of what really puzzles, annoys, excites, or confuses REIs when it comes to insurance for both their companies and their properties, so I can better understand my consumers.Note, I am a licensed agent and my agency operates in the Southwest US but, more than 95% of our business is in California.  

I just finished reading Mark Evan's book on Virtual Real Estate Investing (i.e. wholesaling) and am am puzzled about one thing.
