More than likely the PM wasn't aware of the costs as most PM's don't understand project management.

This year for 2025 my wife and I have made it a goal to improve our financial literacy to purchase another investment property.

I would recommend you and your husband get on the same page about future investing goals.

@Ryan Cousins it's really going to depend on YOUR analysis/projections of what you think the property will be worth in the future.You'll want to compare that to any capital gains tax-savings if you sell now.

This would allow them to fully defer their taxes if that was their goal. 

The goal is to ensure that the property remains viable even if circumstances change, like dealing with a non-paying tenant or a market downturn.

Hello everyone my name is Omar I’m 24 ,just recently came across wholesaling  and I started doing some research on it and it seem like it’s the best option for me now to get my foot on the door and eventually start doing flips down the road. since I’m new to wholesaling and barely know anything about it what books, YouTube chancel, podcasts, even a course that might help me get on track and learn the fundamental of wholesaling.I always come across some type of strategy of real estate that I might consider to pursue but I never end up staying consistent and taking action but my goal is just to learn about wholesaling and find a way to take action now.

I agree with @Ashish Acharya if you're interested in reinvesting the proceeds into another investment property and your goal is to minimize your tax liability a 1031 would work out well for you.
