@Enrique Saucedo, I did a substantial amount of remodeling on all of the units.The first 7 units, in Mountain View had essentially the same level of work: New flooring, new oak kitchen cabinets, new granite counter tops, new appliances, new toilets, new tile, grounding of electrical outlets, sheet rock, paint, new fixtures.

From my international travels, I have seen the popularity of hostels throughout Europe but not as much here in the states.

I padded the repair costs a little because some of the repairs have water damage that won't truly be revealed until we start ripping sheet rock out, but I was not unreasonable. 

Some very popular sites like Property Tracker and Real Yields that investors use to evaluate property will call it cap rate.

Again, obviously depends on the renters, but what are some trends and most popular requests owners/investors are seeing more recently?

I checked into what I thought was two on a lot in Little Rock, AR:  6618 and 6630 West 30th Street.  

Do you plan on telling the owner the truth  or do you plan on deceiving them which seems  the most popular method for uneducated people getting into the business

If you were going with white or gray cabinets then your options are open and darker tones seem to be popular right now.  

Pocket neighborhoods, popularized in the Pacific Northwest, are now catching on in New England and elsewhere.

@Danny Wu - thanks and best of luck to you too@Dave Bolduc- I have been researching the East Rock area as a potential invest location but find the swift changes from neighborhood to neighborhood difficult to judge without knowing the area better.
