Unless you're wanting to play the long game with them (another 10 - 20+ years), in which case I'd definitely at least consider holding them.

You can certainly charge less rent and require people to pay utilities, but then you have to play the game of how much less to charge and still get people to rent from you.

I'm the kind of guy who likes to play things close to the vest, and I think I'll keep it to myself for now that I want to sign a win-win master lease with them and replace their management company - maybe not mention that I'm a resident at a property they own - maybe just introduce myself and see if they have time to answer some questions from an aspiring real estate investor.

A "professional tenant" (aka dirtbag who knows how to play the system) can stop paying rent and it will take you the best part of a year to evict.

They made fun of us because we were too cautious to leverage everything we owned and play the game with them.
