The pet organizers made an last ditch effort to put $20 towards the $80 room charge.....WTF did Mandalay put in? 

His pet projects though are more to do with EME.

I do have a no pet policy because well dogs destroy stuff cats pee everywhere and birds may be some of the most dirtiest animals there is.

You need to have written policy in how you deal with tenants and apply that policy across the board.If you allow pets under a certain weight, they have to be allowed across the board.If you have a policy that all tenants must make 3 times the rent, then all tenants must meet that.And if you have a policy about waiving late fees, or reducing rent, or waiving one month of rent, whatever it is, you really need to apply to all.When landlords get into case by case basis with a different rule or decision for every tenant, that's when you set yourself up for a fair housing violation.   

I have done my research and have heard countless arguments re the pros/cons regarding renting to pets and I am about 99% sure I am team PETS!!

We used to have a "no pets" policy but it seemed like that the tenants that "had no pets" somehow always wound up with pets.

A guest brought PET BIRDS into my house (2 or 3 parakeets) and DID NOT CAGE THEM.  

Brand new with best amenities - smart apartments, pet amenities, etc.

I have moved and I am placing a tenant soon at $1500/mo rent plus pet rent if they so choose.
