HiIf one is buying an income property with a mortgage, what are your thoughts on buying properties in a rising rates environment?

.)- What would be considered a competitive range of rates in this environment?

The giant tub of paint even states that it is not suitable for certain environments, including high traffic areas or washing.

Being around buyers/sellers etc and just that environment.

I attribute this to it now being off season and inventory is sitting there and very few buyers on the island.Have any of you invested in a similar environment?

I would submit that finding a property that would pass that test is nearly impossible in the current environment, still I beat my head against the wall daily in attempt!

There are certainly many advantages for investing in your own backyard in terms of existing relationships, understanding the market and extra peace of mind especially when just starting out. 

More expensive but long term more peace of mind.
