Hypothetical situation - If a seller signs an original offer (no counters) and the next day, before the buyer has delivered their deposit, they found another property and said they didn't want to proceed, can they just walk away and the seller has no reasonable recourse?

If a tenant in Michigan didn't shovel snow for the season and the oil company refused to deliver because the snow was 4 feet high, so they ran out and there is no heat, is that now the landlords fault?

For example, if you were told a place needed $50k in foundation work but it wasn't mentioned in the MLS write-up, you're going to want the appraiser to know.As a listing agent in this situation, we'd be trying to do as much of the appraiser's job for them as we can ... we'd provide them with the 3 to 6 comps that we believe are best - we'd highlight our upgrade list - we'd highlight the faults of each comp (especially if it wasn't obvious from the MLS entry) - we'd focus on the number of offers we received and how quickly they came in ... and we'd deliver all of this as a print-out that we'd hand them as we let them into the property to complete their appraisal.Good luck!

I am surprised they are running out of hot water fast, the smaller tanks should heat the water faster than the larger 50 gallon tanks, maybe look into small tank heaters with more heating coils to heat the water even faster. take a look at this one, available from HD too https://www.rheem.com/product/marathon-30-gallon-e...that one may deliver enough hot water for your tenants.
