Surely some locations are saturated, but the demand from NYC area folks coming Upstate is still high.

Hi Aqsa,I'm bias but then again, I've owned real estate all over and haven't found a better market for sub $100,000 than Toledo.Low entry price pointHigh cashflowEmployed tenants that pay rent onlineDecent areas with well kept homesNot much appreciation so IMO it's a strict cashflow play.If you find and buy off-market you can snag some great deals for sub $60,000 purchase and rehab.Quality of workmanship is the downside and so is motivation of other folks needed to make investing from out of state work.So beware.These are the downsides bit like with any market, you will always have pro's and con's.All the best 👍

They take the phone book and slice it down by criteria that makes folks "likelier" to be a motivated/distressed seller (certain age, high equity, probate, notice of default, tax sale, etc).

The inefficiencies in this market should be a huge opportunity for folks who take the time to find and vet operators and projects, and come to the table with clear theses, looking for operators and projects that match those theses, rather than reacting with FOMO to promises from the most famous influencers in the industry.I think it is mission-critical that BiggerPockets and this community shines a light on the industry and exposes the good and bad operators, and steers LP capital away from "lopsided bets" and towards humble, honest, hungry, capital raisers offering solid projects in areas they have clear competency in.

What would you folks suggest i should be aware of?

It will spark conversations with people you didn't even think would have an interest in your services.You may be able to find a deal or 2 within your own sphere of influence.I see that you're a school principal so as long as it doesn't conflict with your position, I'd imagine that you have a lot of folks around you who trust you and your judgment.

I heard xai is building a data center there, do folks additional info on this?

Would someone actively be reinstating it or is there a multi step removal process and we are not actually getting through the entire process because we are only talking to the folks involved in the first step(s).Are there any keywords you can mention to the support staff to try to get someone more helpful or do you just keep calling until someone knows what they are doing?
