As of early Dec, I’ve mobilized down to a project in Mexico and my roommates are all dry, happy and safe in Southeast Texas.My "free" living room studio below...Screen Shot 2017-12-15 at 6.51.11 AMScreen Shot 2017-12-15 at 6.51.28 AMFinal numbers – renovation ran $24k + 80k purchase price = $104k all-in.Rented for $1500/mo.Appraisal came back in Nov 2017 at $130k.

I say this because it sounds a little more consistent with the price points/cash flow you might be more experienced with, while getting the geographical diversification and exposure to one of the largest, innovative coastal metro areas in the US (as some other BP members have noted).

Here is a snapshot:  furnace filter replacement, air filter replacement, weatherstripping on porch door, issues with rear door lock, kitchen sink draining slowly, stove bulb missing, front vent not staying open (prob a heater vent since it was in Nov), bathtub leaking.

I would add everybody loved it when it was "ride sharing" and "new and innovative" now it is pretty much ripping the Taxi drivers that made a living wage out and replacing them with people who are getting less than minimum wage in many cases.
