If it’s such a tiny - but steady- slow leak that appeared to be from somewhere inside the wall, (let’s assume for illustrative purposes about 2 tablespoons of water leaked a day for X-number of days) down to the stop angle and from there, onto the floor, it’s not going to be noticeable until it’s done some potentially serious damage (in my case, the ceiling below this leaking half bath was showing black mold and water damage).

I’m certainly not banking on appreciation, but my point in mentioning the home next door that sold 2 years ago is to illustrate the market value at that time, and since then the market as continued upwards and values would have appreciated.I guess I was looking at it more through the eyes of an end buyer and what they would see as desirable, rather than taking more into account for what the appraiser would see.

A question to illustrate this is why would you walk over a unit owner's individually maintained deck to maintain its roof, gutters and exterior building surface but then exclude the deck?

Yes, the 401k permits a participant loan, and I can view what the payments would be with principal and interest figures illustrated.
