I could be completely wrong about this but the units are all identical so I could just appraise one and offer the same amount to each owner (I'm aware some individuals will want more than others). 

The issue is that I just moved into an apartment so if I apply for a mtg, I don’t want to commit mtg fraud, but I also wouldn’t have enough potentially for a 20% down payment for a rental property loan.

Am I as the buyer able to sue the owner of closing company/person who conducted title search due to fraud/negligence or do I only have a breach of warranty case against the previous seller (who is a master of setting up and dissolving LLCs to conduct similar high risk deals - unknown when transaction began)? 

. :)  there is a ton of fraud in that industry so do be careful.

In this case, especially if you're getting a better price and your sure a fairly identical unit next door has them, I might buy them.Another thought though is that if you don't supply them and therefore charged less, you might get the tenant who wants to pay less and actually does not want to use "someone's old washer and dryer."

The properties and units are identical to each other, but the properties are totally different colors. 

Full disclosure I am not an expert on buybacks, reps and warrants, or mortgage fraud as a whole.
