Either way, you pay or go. this isnt a gray area, its clear cut black and white. thats my .02 on this topic.......   

Muted grays work well (gray itself, buy gray green, gray blue, etc); they are modern.

Replaced the carpet and painted all the cabinets gray for a better look.

The floors have an orange undertone to them so select a gray that has a blue undertone.

But I still don’t know the rules about it and I’ve been told it’s a gray area. 

@Gregory Gray a mobile home is not considered an improvement to land...it's more like a car...personal property.

My rental acquisitions are genuine buy and holds until the day I decide to sell them when I’m very old and gray, so again just another reason manu homes don’t bode well for me. 

I only use LED motion & dusk-to-dawn but I hardwire them.In stairwells etc I also use the motion LED's as the EXIT lighting has peripheral LED's that also light the hallways up.Honeywell 5000 Lumen LED Utility Light - Gray $39 is one I like.

Flooring would be a light gray LVP (waterproof)--Flooring: there MIGHT be hardwood floors that can be saved.
