If you ask a seasoned investor if they say they know it all they are full of it - you are constantly learning and there are always new situations that people go through that others can use as a learning experience One simply needs to go into their real estate attorneys law library and look at volume after volume of law books to understand NO ONE knows it all or even remotely close..

Tax liens can be purchased for as little as a few hundred dollars for very small properties.The problem is that each state and county have its own regulations: they issue sale lists of tax liens certificates throughout the year, and auction dates are also different.Also, some states hold auctions once a year, some twice a year, some every month..So, I went on a rabbit hole and compiled a list of the next auction dates:November: Colorado, Illinois, Louisiana, Montana, New Jersey, Ohio, Pennsylvania, Vermont, West VirginiaDecember: Illinois, Louisiana, Montana, New Jersey, Ohio, Pennsylvania, South Carolina, South Dakota, VermontJanuary: Arizona, Louisiana, Montana, New Jersey, Ohio, Pennsylvania, VermontI actually have the whole year mapped out with websites where you can get the sale lists.

I simply just don't trust the news these days and have to look at my own markets and stats.I think the part everyone is conscious of is we saw a post-covid peak that in theory will not return, and we made a gradual return to 2019 levels.What I do think is true, per AirDNA, is that ocean and mountain markets saw the biggest increase, and now the biggest fall.... and now what's happening is many people, particularly older families who tried Airbnb for the first time, are realizing they never want to stay in a hotel again.
