That is if you get it in written reporting your guests that they in your house.ANY overnight guests that NOT report to the housing are "UNAUTHORIZE GUESTS" and this word "UNAUTHORIZE GUESTS" are coming out from the mouth of the OWNER.A overnight guests don't become automatically LEGAL until they are report to the housing and the housing knows about it.Who say I have to wait 14 days?

We bought our first flip at the auction and the second one was word of mouth but we still check the auction quite a bit but it's pretty tough competition - we usually get outbidded but i'm pretty conservative and patient so I think that works in my favor:)

I’d be much happier if the tenant felt like I was helping them and waiving the fees this one time - and hoping they will either smarten up or at least leave the house in good condition when they leave.
