Unless the house is currently gorgeous, if it is in a decent area, you might be better making a small apartment building or mixed use.

The pink Dots are Letter of Map Amendment (LOMA) which are individual properties that are removed from the high-risk flood zone. 

Who is going to decide to what level of finish the house will have (adequate for sale, nicely done, gorgeous) who gets to make those decisions?

and Brookside park itself is absolutely gorgeous IMO.  

House across the street was torn down and in it's place a gorgeous McMansion has risen, probably pushing $1 million in value.

& REALLY making them nice (ceramic tile, security systems, etc) - It was kinda funny to look at first - ****** house, gorgeous house, crappy house, gorgeous house - till the Mayor announced they were expanding the local college just down the block & bringing in a decent size corporation around the corner - now these nice houses are selling for quite a penny - and other investors are trying to vie for the scraps....nothing like jumping in after the rise....But these guys could have totally lost their shirts....

The street is gorgeous and the houses are mansions.
