These companies are de facto bringing hard money principles "to the masses" with a twist here and there for those who do not qualify conventionally or otherwise operate in a market where all cash/fast close presents the only opportunity to buy.

Unless there's some weird twist to the relationship, I'd strongly recommend finding a new brokerage.Second, I'd find the sharpest agent you can and refer Mom's listing to him.
