This is where you write up something on paper which states that they did damage to the unit excessive of normal wear and tear, and you write down exactly what needs to be done with an estimate and a payment plan option or deadline.

At least 500 have already been massively ripped off..For Morris this is shaping up as a legal defense well in excess of 500k and probably would not be shocked if over 1 million. 

We did 7 rooms as a "sample" and had each phase of the work inspected by the building inspector - framing, insulation, dry wall, and final c/o.

The portfolio is in excess of $1M @Bob Malecki   If I were to offer to my existing contacts , Whats the right structure or contingent assignment paperwork for  hypothecation ?

I've heard several people around the forums say that they save up to X amount of dollars per property in CapEx and then take home the excess cash flow once they hit that point. 

I haven't called employer's or landlords yet on them because, if I'm going to deny on credit score or the credit report, than it is cut and dry.. right?

(On the other hand, you may not want the dried marker dust against the wall or the rest of the white cabinets...)I've never had to install toe kicks brand new myself, but from fooling around with things like dishwasher openings and kitchen flooring, I've seen a couple of possibilities.  1) For "real wood" cabinets, they are made out of the same wood that the rest of the cabinets are. 

The other camp of investors puts off maintenance for as long as possible and essentially bleeds a property dry and may have trouble selling at the end because so many repairs have been deferred.
