How would I come up with basis to depreciate?

How are you all navigating this market and finding rental properties that cash flow on a monthly basis?

The cost basis is advanced to the date of the death for the surviving spouse. 

There are ways to find distressed owners with equity, I talk to them everyday, but few of them are willing to give a large chunk of their equity away when they can just list it and sell it on MLS in a few weeks.

Every day they should call their case manager, an inspector and a supervisor to advise them how important is that the unit is approved so they can be authorized to move in.

These go into your Property's basis and then is depreciated over time.

The rules and recommendations for this seem to be evolving on a pretty frequent basis.

I get fresh leads everyday by posting quality, non commercial contemporary content on a daily basis.  

Depending on how much of a discount you are buying the property at, it might make more sense to just wait the 90 days that most lenders want you to own it before refinancing it, in order to get your basis in the property as low as possible. 

With that said, on a practical basis I have NEVER heard of anyone enforcing it.
