If the bank did call the note, how could I ethically move the property?

After 10 years in Resort Management and managing our own properties, we are seeing a great need in the area for a PM that is NOT a slumlord, has ethical practises and does not manage properties that are falling apart.

Not only ethics charges from the local Board, but potential Department of Real Estate fines or sanctions. 

Some are ethical and put the clients first and others do not.The issue with termites is are they active or is it old damage??

Real estate is very much a social business, your integrity will be tested, your ethics will be challenged and as any good business person realizes, your reputation can not be purchased.

I am struggling with the ethical part of this question more than the original question.  

Fair pricing laws and gouging and predatory dealing and business ethics will look to these aspects of comparable services being rendered. 

I just think jumping to a conclusion about a person's work ethic based on one question asked is ridiculously presumptuous .  

The ethical rules require me to recommend to the other partners that they retain their own attorney to review it, which I've done.

There are some ethical issues with this imo.
