I know it's the dream of most note buyers to work out a DIL quickly and I think the chances would go up slightly if you can address their concerns face to face rather than their past dealings with the "big bank" especially if you're offering them cash to help them relocate.

My one suggestion is that before you buy your first dream house, stay where you are and buy a couple of rental properties first.
