If you rent rooms and document it for taxes, after it's on your tax returns for two years you'll be able to use that income in future as "boarder income"

It takes a long time to build right now. 

I wouldn't buy land with a loan. as someone who works with land every single day it should be considered an equity contribution. if you are putting a loan on land you are buying unimproved land and just adding a mortgage. you are going to make it more difficult at later stages to recapitalize.

Just want to mention that sometimes it works out better to raze an existing property down to like 2 studs and rebuild around it so that it still is classified as a remodel versus a complete new build.
