After getting a few deals in the bag you can also try SEO. 

This can be as simple as Mailing out postcards, getting a website through Carrot and optimizing your website for search engines (this is called SEO).

Many times if it can help them they would be happy to reciprocate: Some examples would be marketing, website building (SEO, PPC), fielding calls from motivated sellers, bookkeeping, or maybe it's something personal that you can help with. 

Personally, I'd make: RVM, SMS blasts, Facebook and Google ads, SEO etc. all a part of my direct mail campaign. 

I have hired folks off of Up Work to do one-off projects for me, including SEO and marketing, so you could go that route possibly.
