Example - I bought a property for $100k with a NOI of 9k and annual cash flow of $5k and after closing costs my net will be $125kI am going to tag some of my smarter REI friends for advice @Chris Clothier @Brian Burke @Brandon Turner @Ben Leybovich @Jay HinrichsI do not sell, unless the block or neighborhood has deteriorated and I am no longer able to attract my target tenant quality.Why would you ever sell a quality property that is generating positive returns and is in a good area?

I decided it was pretty slick and did it another couple times.My main strategy is buying rental properties with no cash down-find a deteriorated property, put in an offer, arrange an appraisal with an as-built and put some sweat equity into it.
