The location is important with any rentals as well as the first impression to any prospect. 

Should you include them in your prospective Realtor search, or not include them (to avoid potential friction in the friendships)?  

I assume you are talking about renting the property to a prospective tenant?

Practice running numbers on prospective properties.

That said, don't let that deter you from future offers on properties - but definitely get a feel for the market first, and then do your assessment on the seller and property.  

The prospective tenants signed the "Agreement to Execute Rental Agreement" this past Saturday and provided the holding deposit, and now I need to send them the actual rental agreement. 

I’m not a contractor so idk how much it would cost to put it back to shape, i just threw a high number into the calculator just for a prospective idea. 

Reluctant spouses are the biggest deterant to wealth growth. 

If anyone has any advice for prospecting it is greatly appreciated. 

I get it that you want to build a compound for yourself and your parents but unless it has to be specifically that lot in that city, being able to build 8 units is a pretty rare opportunity, wouldn't you agree....Again , I am just spit-ballling since you need to look at the numbers like construction cost per sq ft and prospective rental income.
