I already own another property there and I have been assembling a team up there to help us expand into this market.We have strong W-2 income, excellent credit (>800), and capital to put 20-25% down; thus I was able to vet different lenders and mortgage brokers and get good financing options.

Meanwhile you can assemble your team.

It has rust on the bottom, the back plate is  hanging off and i know the circulation pump bearing assemblies ($250)x 2 maybe 3. 

I have great team in VA that I have been able to assemble through years of working together.

Every piece of automated equipment is conceptualized by marketers, developed by a myriad of designers and engineers, assembled by workers and production support staff in factories, who source components from countless companies employing their own workers and raw materials sourced by purchasing and logistics.

Think of it as the difference between building a car by yourself in your garage, and keeping all the profit, vs. keeping a smaller percentage of the profits from an assembly line of cars.  

If there is a sheet of some homogeneous material say 3/8"-3/4" thick, with a finish that comes close to the pedestal sink white ceramic, it can be made into looking like part of the sink assembly.
