Thanks @Dan Heuschele, yes this is what I was referring to, thanks for elaborating, I should have mentioned the reason, I just assume people know why :-)We all know that most people will not do the annual descaling (and it has to be done by a licensed plumber with a receipt retained as proof), any more than people drain their tanked water heaters 🤣I can't see any plus to using tankless heaters.....except they have a much smaller footprint, which might be needed in some builds.

There were a lot of steps missed from the very start like defining what exactly the client wants to achieve, are they preapproved and did you collect proof of funds to close, how will any acquisition be titled and why it matters now; how valuation is determined, current market conditions - appreciation, rent price, eviction rates, more; what makes a property ineligible for your client's search - what if it doesn't qualify for insurance, what if the repair cost will exceed a certain dollar amount, more.

Not to blame anyone... lol But I think my wife skewed my numbers :) We added the fence, driveway (about 75 ft by 13 ft), pavers, rain gutters, sewer line to the main home (not her fault), water proofing for the garage perimeter, and a hammock ... $81k total : I would say about $65k without all of these.

. - COCR isn't as applicable with househacking because of my first bullet point & because it doesn't factor in that you're also saving on your personal cost of living. many investors shoot for 10%+ COCR with a traditional rental property that they're not househacking.

Don't be fooled there are fair number of seasoned investors in that market (for proof see my failed 3-4 offers that were beat out), they just dont feel the need to discuss the market online here because it seems like a bit of a tighter network.
