I've begun to assemble my investment team power players while prospecting and locating two potential buyers before I've located the property!

Hello BP community,I am a new real-estate investor, but have always been interesting in real-estate as a means of achieving financial independence and security.I have recently begun researching properties in Northeastern Pennsylvania (learning the rental market, home values, economic situation, etc) and have recently found a property that I feel would be a good first start for a buy & hold. 

I have begun my lifetime education in real estate approximately 3 months ago, and have learned a ton since.

I just downloaded 1-5 and have begun listening this morning!

I've tried some other sites, for private investors, however, I've begun to wonder if there are any real people out there who invest anymore.

Full Disclosure: I haven't bought a HUD home since the recession, so they may have begun playing hardball to save money.

Will these deals really be as prevalent once the markets level off (which we've begun to see), or can we expect to see these markets sustaining decent to great wholesale deals?

You have begun to do both it seems.

I have begun cold calling already and have found success with that.
