The people in that cell can have signature authority, that is granted in the operating agreement of the master.Your tax status has nothing to do with an operating account. 

A closing / title company can handle the transaction but may want to get a lawyer to draft the documents.Assuming you are buying in your name and not a LLC - if a LLC then there would need to be additional docs like a authorization for LLC to borrow $ etc

Tenants should have no authority to engage contractors without authorisation from the landlord and if they do they should never be compensated by the landlord.

What authority under the Trust does your father have to sell the property? 

If your renting by room, each tenant would need there own individual lease agreement.

     @Bob Gruenig, what @Chris Tracy may be trying to point out is that if you are creating a LLC and bringing in other passive investors into that LLC, your LLC may be subject to securities law.The easier option would be to let each individual come into the syndication's LLC directly. 

Keep in mind that some expenses are out of an individual's control.
