In short, I used my standard lease and we didn't bother to include any language since it was a "no-brainer" (yup, could be famous last words..). 

House hacking would have a number of benefits in your situation such as:* The ability to pickup multiple units on one shot with a lower down payment* You will lower or even eliminate that $2100/mo rent you are currently paying * You will gain valuable experience in property management without having to do it at a distanceIf you are going to continue to rent for the next few years, its a no brainer.

@Austin R.I ran this buy my attorney and in most states it is not legal /allowed by zoning to lease the house and own the landI had taken back properties in the past as a lender and was thinking “let me just sell the house on a ground lease for 30 years” After numerous convo with attorney said it’s a no go on residential

Some say it’s a no go because the FHA loan on one of the properties states no entities another states “No” but doesn’t identify a clear rationale.I have brought this up with lawyers in the various states these properties are in and most have agreed that a lender will tell you no but won’t call the loan is youre paying on the mortgage.

It's a no brainer there.... 

My understanding is that 75% LTV is the norm for a no cash-out refi.

Furnished apts go for $600 more per month where I am buying, so this is a no-brainer.
