So unfortunately, as you scale, finding creative solutions like my colleagues above have suggested will be the name of the game. 

Trying to save costs on affordable contractor just cost me more money.Even though I had talked to my real estate agent about how I was investing and trying to rapidly move forward with this home.

If the seller gave instructions to his agent to not present any offers under full asking price, then the agent is obeying the wishes of his principal.Sounds like you can’t afford the property.

If you can afford to do so, contribute $22.5k to your 401k (ideally a Roth 401k).  

I was thinking about solutions like a in Laws suite instead of 2 units.

Its getting to the point where the rates almost have to be so astronomical that people simply can't afford them. 

Unfortunately, very few local Worcester residents can afford these properties, creating intense pressure on those who live and work in the city.

This will make it harder to afford, harder to get lending, and ultimately limit the buyer pool which puts negative pressure on prices.  

I previously used free services like Cozy (before merging with Apartments.com) and Rentler ( before merging with another company and charging fees for ACH payments) but now I use them as an all-in-one PM solution for the most part.
