If Airbnb is an option for your spare bedroom then that's great, personally when I first started I didn't want to have to deal with the in and outs of people and also making my place aesthetic enough that it would rank well on Airbnb so I went straight to long term rentals but if you want to dip your toe in the water it could be a good option if shorter term tenants make you more comfortable. 

Having inside relationships with quality and experienced wholesalers who actually know how to properly evaluate ARV and rehab numbers is a plus.

You need quality vendors set up and quality vendors are expensive. 

But especially in ODC's case as they have so much going on and have grown so quickly that who's in charge of what exactly isn't always clear and systems/quality control not always well established.

Given the low price point I would be hesitant on keeping the property depending on the quality of the area...Keep the best, flip the rest.If its a solid location, I'd consider keeping. 

While proximity to developing scenes and amenities suggests upward potential, the nearby "war-zone" area could raise significant concerns regarding safety, tenant quality, and property value stability.

And it's not as cheap as many think, especially in quality areas.

The freedom and time are to increase the quality of our life.

One day I plan on operating in a similar fashion in providing a seamless experience with quality products.

Nothing crazy because I think you have the right aesthetic for the setting, but maybe some fake plants with colored pebbles, bed scarfs, hand towels etc can go a long way to add some life.
