The big thing that sold me on the vinyl planks is that it is installed with pressure sensitive adhesive which means that if a tenant drops something heavy on a spot or drags a dresser across the floor and scrapes it up, I can pull up those indicidual pieces and replace them with new ones without refinishing wood or replacing laminate.

IF the debt holder only demands 8% INTEREST then you as the owner would get more than 10% COC... this is because the property spits out 10% CAP Rate but the debt holder is happy with 8% INTEREST, so the residual (which would be higher than 10% COC) will go to you, the owner.I will reread your post in its entirety later and comment further.Cheers...

I mean people that have so much residual income showing up their biggest problem is finding something to do with it.Nearly all of them got that rich by having a good working relationship with their families.
