I'm looking to rent it out and rents in the area are $2,400-2,500/mo for a 3-bed/2-bath property like mine, especially on a waterway channel.The prior valuations have been $1.25 million in total but I've found from one lender that a valuation on a 6% cap rate may be the best way to give me the money I need to finish the project.

I specifically excluded *bonus* from that prior post for that very reason of ineligibility, however, if the cost seg carves out 20% of the basis as 5-year, 20% as 7-yr, 20% as 15-year and the remainder as 39 year (assuming commercial), that’d still front one heck of a depreciation deduction using MACRS 200% DDB.Will still be some net gain, but that would dramatically dramatically reduce the cash he’d have to fork out to uncle sam… PLUS … he’d have new depreciation again!

The current hire will cost 10x as much but she'll save me an estimated $30,000 in taxes so she's paying for herself three times over.That is a huge amount of tax savings on an annual basis.It may be helpful to the BP community to share what your new CPA is doing that your prior CPA was not doing.With that amount of tax savings, you may want to have her look at the prior tax returns filed and if there are rooms for amendinging them and capturing the added taxes paid.
