Is this accurate, as I have not encountered anything concerning 12 month seasoning periods, especially for cash purchases.This really hurts my turn-around and portfolio building timeframe if this has become standard (which I have not heard of a 12 month seasoning period during any research nor listening to any podcasts).Thanks!

I have the same set up as you.I think you said you're are not seeing the issue with hospitable...and if you're not seeing the issue with pricelabs, I would make sure all of the settings are accurate on each system, then disconnect your hospitable from airbnb then reconnect it.

Looking deeper..this will also have an impact on appraisals and lending practices as closed sales (similar to those with seller concessions) might not accurately reflect in a properties sales price. - Cash buyers could be big 'winner's' as generally there are fewer contingencies and theoretically could obtain a lower sales price and pay their representative directly. - First time home buyers (presumedly those that most intended to bring down 'affordability' could find less housing options)..why?

I've found that asking prices and listing status are often more accurate on those direct sites than on MLS.

I have found AirDNA to be less accurate in areas where there aren't as many STRs to get the data from.
