You will be relieved once you add this.As far as fresh water, or hot water plumbing other than leaving faucets on low drip in really cold weather it's a gamble.. 

Here is a list of reasons1) they dont receive the email, either it goes to spam folder or email was not sent by website2) tenant receives email, but has trouble logging in3) tenant does not check email daily or does not have an email ID4) I prefer having all of the tenant info on the application form for my file, in case I need to lookup something after a few months

Plus investing so much and not knowing the result, for me that's gambling your hard earned money.

Gamble or Investment?

California is a highly cyclical Market and definitely not one I would gamble in.

I am pretty sure you wouldn't be violating spam laws if you do it right.

But, I know plenty of people who would rather get a set rate of return this time of year vs. gambling with a new president.
