It's a difficult situation all the way around although sometimes the choices we make create our difficult situation.

I did warn her that if this occurs again in the future, I will have no choice but to evict her for violating the lease.

However they must be installed by my handyman and I set the expectations that they have 2 choices when they move,1) Leave the wall mount 2) Take the wall mount and repairing the wall back to original condition will be done by my handyman and will come out of the security deposit.

If my focus was just on appreciation, holding it long term and keeping the low interest rate would probably be the better choice.  

Cleveland is a great choice for the BRRRR strategy, with the amount of properties with value-add opportunities being abundant.

There are way too many variables to answer this beyond just a wild ballpark, let’s say $10-75 per square foot but depending on the actual project, scope of work, choice of finishes etc. it could be well outside of that range on either end. 

Ordering speculative damages are a poor second choice and, in my experience, only awarded when the breach is based on impossibility of performance, say the seller didn’t actually have title to the property.

It’s just a personal choice.  

The sales material doesn't even mention this and of course material choice will have a lot of influence.
