If either or both of you are concerned about liability, you can each set-up your own single member LLC to hold your individual tenants-in-common interest, which will be treated as disregarded entities (ignored) for tax purposes and will still qualify for his/her 1031 Exchange.

Since it is my wife and I that are the owners/members of the business, the IRS sees us as a disregard LLC.

if the LLC is treated as a "disregarded entity" for tax purposes you need to provide your ssn not ein to crowd funding platforms in the future.

Otherwise a HML letter or the POF from an end buyer are prob next best.The generic ones off the internet are generally worthless, as any decent real estate agent will recognize them and disregard your offer.

Then they can provide 75% of the appraised value and disregard your total cost.

@Sarah J.Ben's three questions are good - disregarding the fact he is coining new words ("amenetized") again.Take a good look at both neighbourhoods to see if there is an obvious explanation for the school rankings:- is there a social-economic difference in the population?
