If the inspection contingency requires that you have X days to have the property inspected by a licensed inspector, then an additional 2 days to provide proof of defects to be considered and an additional 2 days to come to an agreement.

There are risks but if you have all the right language: not a tenancy, big deposit, as is possession at closing even if defects found and they pay for insurance, you should be ok.

New appliances are usually covered for 1 year so if your unit has a manufacturing defect, you will know in a year.
