They also need to have rehabbing experience themselves, connections to subs and contractors, along with some rental experience as I'm kinda interested in some rentals eventually.

For your major capex expenses, I assume AC, WH, roof, you would need to get in touch with a local contractor (or two). 

When I say fire fast - do not get emotionally attached to the contractors.

Don't want to say too much with getting it under some contract or protecting my right to a finder's fee.   

They could pay you as a contractor, deduct the expense and no 1099 is required if the amount is under $600.

I have had great luck in the past with contractors. 

Is the general contractor or subcontractors affiliated with the general partners of the partnership?

As a Contractor myself, on my New Constructions I use Lawson windows and I NEVER had a problem with these windows that involves quality, I’ve had problems with the other manufacturers that were mentioned above.
