The first view point I would asses is what are the local comps going for in the surrounding area?

That sounds too risky for me, although if others have different viewpoints I'd be interested in hearing why.When I calculate my monthly payments with a 75% ltv, at around 4%, amortized for 10 years my cash flow is negative.

This gives me some excellent viewpoints to help make a decision.

The problems they face, viewpoints they have and barriers to market entry, what ever your investment goals are, provide great insight, for me, and prove an awesome pulse on the market.

so that's the contrarian view point. and one we struggle with on the West coast every day.

Like a lot of you, I read Rich Dad, Poor Dad which really changed my viewpoint on my career.

Both viewpoints can be valid, the key is to analyze your own investor situation, needs, and risk tolerance.

There are a whole bunch of reasons to believe that we are heading for a worsening recession (or the start of a recession - usage of the word "recession" to describe the current climate depends on your political affiliation here in 2022 - I welcome all viewpoints on this!) 

Most contractors want to do work and lots of it so you can’t always use their viewpoint.

That is just my viewpoint on it though.
