I am a student of Brad Sumrok's, as well as a member of his team now, but I can tell you that I've passively invested with several of his students, most of whom were first time deal sponsors. 

Please keep in mind that just because a particular school is assigned to an address you don’t have a guarantee that there will be room to admit a student.

Nanticoke has the campus for the local community college within its limits so there is some call for student housing.

To give you some background on my situation, Most if not all students after freshman year move off-campus and rent.
